Home Staging Before and After Photos

Staging for Competitive Advantage

People decide whether to buy a particular home within minutes of walking through the door. It’s a purely emotional reaction, but it makes all the difference in the world. This is why your home needs to be showcase ready from its first day on the market. Why not make your home the one they’re dying to see and the one they want to buy?

Home buyers visualize themselves living in your home in the condition they find it rather than imagining your home’s potential. As a seller, you must grab the buyer’s attention and help them see themselves living in the house. It is essential that we convince the buyer that your home will provide them the lifestyle they desire, which is the goal of effective home staging.

Once we have established an emotional connection between your home and the buyer – once they see themselves happily living there – their level of motivation is greatly increased. This gives you, the seller, additional leverage in both price and contract negotiations. This objective lies at the heart of our marketing philosophy, Enhanced Value Marketing™, by which we convince prospective buyers that your home is their best option within their price range.

Lampert Homes offers three levels of home staging services to suite your specific needs:

  • Staging Consultation. For home sellers who have the time and resources to stage their own home, we offer a complimentary, customized home staging plan. Together, we’ll do a complete interior and exterior walk-through of your home and discuss its strengths and weaknesses with respect to the market. We then provide you detailed, room-by-room written recommendations to achieve optimal results including a list of top staging priorities. Your staging plan will be custom tailored to your home and provides a range of staging options. This service is free for all Lampert Homes clients.
  • Targeted Redesign. Targeted Redesign involves brining in an expert home stager to make recommendations for updating specific rooms of the house. It’s quite popular with our clients interested in making over their kitchens, baths, foyers and master bedrooms in a cost-effective manner. Our professional stager will evaluate the targeted areas of your home and prioritize where and how to make improvements. The goal is to broaden the appeal of the most important rooms of the home while staying within the homeowner’s budget. This professional staging service is free for all Lampert Homes clients although there may be charges for furniture moving or rental.
  • Full-Service Staging. This service broadens our Targeted Redesign to complete the staging of the remaining rooms of your house. Full-Service Staging is usually appropriate for vacant homes, homes with few furnishings, or homes that have not been updated for many years. We supply furniture, lighting, rugs and accessories to create an inviting yet distinctive atmosphere that attracts home buyers. Every house is different and we quote each project individually.

“Don and I want you to know how pleased we were with your outstanding service. As you well know, selling your house can be a very trying experience. It’s hard to look at your own home and be objective. That’s why we were so pleased to have an objective opinion of the areas that needed improvement. I honestly think your staging and decorating ideas were what sold it — and that is no exaggeration!”

Elizabeth Erickson of Glen Ellyn, 2014

Professionally staged homes show better – and sell faster – than other homes on the market. Studies have found that professionally staged homes can sell up to 50% faster with an incremental increase in selling price of 3 to 8% depending on the redesign. Even a modest investment in home staging can result in a significant gain. We’ll be happy to discuss the range of staging options available to you and the costs and benefits of each. Our cost-effective recommendations give you the necessary edge in today’s competitive market, ensuring your home stands out in the midst of difficult competition.

Pricing brings buyers in the door. Staging makes the sale.
