The Danada Market

After the passing of Daniel & Ada Rice, many people approached the estate about developing the 1,300 acre farm on which Rice had bred race horses. The DuPage Forest Preserve District had taken the southern portion (south of Butterfield) and real estate developer Joe Keim purchased the portion (680 acres) north of Butterfield. Keim also developed the shopping centers of Danada East & West and Rice Lake. His efforts have produced what is essentially a new South Wheaton.

Prior to the Danada development, Joe Keim was already a well-known home builder. His “Dynasty” model had won the 1984 Parade of Homes Award and he also received the “Gold Key Award” from the Home Builders Association of Greater Chicago.

Starting in 1987, Danada West was the first of the Danada neighborhoods to be built with the first model home right at the entry of Napervile Road and Danada Drive. These homes were mainly 2-story, brick-front with cedar surround siding, 4 to 5 Bedrooms, 2 to 3 baths, with either 2- or 3-car garages. The neighborhood proved to be very popular since it backs onto the spacious Seven Gables Park and is very close to the Danada Shopping areas. Many of the streets are named after horses in honor of the Rice Farm racing horses.

Next came Danada North located between Blanchard & Naperville Roads. Here Keim teamed up with Faganel Builders, both constructing models on Longfellow Drive. Danada North has approximately 250 homes, all 2-story models ranging in size from 2,400 to 3,200 square feet. Exteriors were mostly siding or brick front with aluminum siding and designed to be slightly more affordable than Danada West and Danada East. This is a very family friendly neighborhood and children are attracted to the beautiful park and playground in the center of the subdivision making it easier to find playmates and get acquainted.

As Danada West neared completion, Keim moved over to Danada East which is an enclosed neighborhood of 261 homes located to the east of Blanchard Road just north of the Wheaton Park District Pool & Water Park. For convenience, Danada East even has a paved walkway leading right to the Park District facility so that children can walk or ride their bikes right to it. Homes in Danada East are very similar to those in Danada West – brick front 2-stories with 4 to 5 bedrooms, 2 to 3 baths, some with first floor dens, about 2,900 to 3,700 square feet with either 2- or 3-car garages. Because of this desirable location, many owners are remodeling and upscaling their homes.

What all three Danadas subdivisions have in common is that they are all very family friendly neighborhoods with easy access to various parks and play grounds and close to adjacent shopping centers. All three are located in the high-ranking Wheaton 200 School District and have easy access to the East-West (Reagan) Tollway to downtown Chicago. These three popular neighborhoods offer strong resale opportunities and established histories of price appreciation over the long term.
